What it does

The parts of the job that are not the MLS

Listings, whole lifecycle

Coming soon, active, under contract, sold. Price, beds, baths, square feet, lot, year built, lockbox and showing instructions. Days on market where you can see it.

Showings with feedback

Who came, how many, and what they said. "Liked the kitchen, thought the yard was small" is worth more to a seller than a showing count.

A deal pipeline that knows dates

Nurturing through to closed, carrying contract date, inspection deadline, financing deadline, closing date, lender and title company — the dates that actually kill deals.

Commission, computed not typed

Gross, brokerage split, referral fee, net. The arithmetic lives in the database, so the number on your screen and the number in a report cannot disagree.

Both sides of the business

Manage property as well as sell it? Work orders, route work and issues sit in the same app as listings and deals. One login, one bill.

Getting set up

Import your contact list from a spreadsheet or an export, with duplicates flagged before anything saves, and founder-led help if you get stuck. Every plan.

Questions

The ones people actually ask

Is Everglow a real estate CRM?

It runs the parts of a brokerage that look like operations: listings through their whole lifecycle, showings with feedback, a deal pipeline with contract and inspection dates, and commission tracking with brokerage and referral splits. It is not an MLS and it does not replace your board tools.

How much is it?

$49 a month for a single agent, $149 a month flat for a team of any size. No per-seat fees, so adding an agent does not change the bill.

Does it handle commission splits?

Yes. Gross commission, brokerage split and referral fee are all tracked, and net is computed by the database rather than a spreadsheet formula that gets copied wrong. A $675,000 sale at 3% with a 20% brokerage split and a referral shows the net you actually keep.

We do property management as well as sales. Does that work?

Yes, and it is the reason this exists in the same product as the trades side. A property management shop gets route work, work orders and issues alongside listings, deals and commission — because those are the same business.
